Common Questions

How do I know if my foundation needs repair?

Common signs include stair-step cracks in brickwork, doors and windows that stick, sloping floors, gaps opening between walls and skirtings or ceilings, and cracks wider than 5mm. If multiple signs are present or cracks are actively growing, get an inspection soon.

What is underpinning and when is it needed?

Underpinning extends existing footings deeper to reach stable ground. It is needed when soil movement, leaking pipes, tree roots or undersized original footings are causing the building to move. Traditional mass-concrete underpinning or modern screw-pile underpinning depending on site conditions.

How long does underpinning take?

Traditional mass-concrete underpinning on a 6-pier residential job typically 2 to 4 weeks. Screw-pile underpinning is faster, often 1 to 2 weeks. Crack stitching and interior make-good add another 1–2 weeks after underpinning.

Will I need to move out during foundation repairs?

Usually not. Most foundation work is done from outside or underneath the building. There will be noise and vibration during the digging stage, but the house remains structurally safe to live in throughout the process.

How much does underpinning cost?

$2,500 to $7,000 per pier is typical, with houses needing between 4 and 20 piers depending on severity. Total cost $15,000 to $100,000+ including engineering fees. Screw piles are often cheaper than traditional mass concrete but depend on soil conditions.

Do I need a structural engineer for underpinning?

Yes. The engineer designs the underpinning, certifies the installation and provides documentation for insurance, council or resale. We work with engineers regularly and can bring one in or work with one you have engaged.

Will my insurance cover underpinning?

Depends on the policy and cause. Movement caused by a leaking pipe is often covered; movement from reactive clay alone usually is not. Check your PDS. We can provide documentation to support claims where the cause is covered.
