Bondi is tough on buildings. The salt air eats mortar, rusts lintels and cracks render. We see a lot of spalling concrete on apartment blocks along Campbell Parade, failing retaining walls in the streets running down to the beach, and crumbling brickwork on older homes in North Bondi.

The biggest issue is concrete cancer. Apartment blocks built in the 60s and 70s are the worst. The steel reinforcement inside the concrete rusts because of salt, expands, and cracks the concrete off the steel. Left alone, it gets serious. We cut out the damaged concrete, treat the steel, and patch with salt-resistant mortar so it holds up.

We also do a lot of retaining wall work around Bondi. The hilly blocks mean walls are everywhere, and many are tilting or leaning because the drainage has failed. Proper drainage and ag pipes behind the wall is what makes them last.

What Bondi homes and buildings need

Bondi has a mix of older Federation homes, 1960s-70s apartment blocks, and newer builds. Salt damage affects everything: steel lintels in older homes, reinforced concrete in apartments, and mortar in brickwork. Render is often spalling on coastal-facing walls. Concrete cancer on apartment balconies is a very common job. Retaining walls on sloped streets frequently fail due to drainage issues behind them.

Common Questions — Bondi

What is concrete cancer and why does it happen in Bondi?

Concrete cancer is when steel reinforcement inside concrete rusts, expands, and pushes the concrete off. Salt air speeds it up dramatically — most Bondi apartment blocks built before 1990 will have it somewhere. We cut out the damaged concrete, treat the steel with a corrosion inhibitor, and repair with salt-resistant mortar.

How long does a concrete repair last in a coastal environment?

Done properly with anti-corrosion treatment and salt-resistant mortars, 20-30 years is realistic. Done poorly, it can fail in 5 years. The quality of the steel treatment and the patch mortar matters more than anything else.

Why does my render keep falling off?

Salt crystallising inside the wall pushes render off from the inside. The fix is to remove the failed render, treat the underlying brick or block, and re-render with a salt-resistant mix. Painting over it just traps more salt.
